    Investment Overview


    Bennett’s Camping Center and RV Ranch is an 11.29-acre property located in Granbury, Texas. The space mix is comprised of 44 RV lot rents, 12 covered RV storage, seven 8x10 storage units, and two park-owned RVs. They operate on city water and sewer with all utilities paid for by the ownership except electric which is billed back to the residents. Amenities include Wi-Fi, laundry facilities, restrooms, showers, playground, clubhouse with kitchen, and service calls made by trained technicians from Bennett’s Camping Center’s service department. There’s an expansion opportunity with 29 sites that have been approved of by the city of Granbury. The property has approximately 500 feet of frontage on U.S. Route 377 which sees over 39,000 vehicles daily. U.S. Route 377 (US 377) is a 478-mile-long (769 km) north–south highway that connects Oklahoma and southward to Del Rio, Texas, near the U.S. border with Mexico.


    Granbury is the county seat of Hood County and lies thirty-six miles southwest of Fort Worth on the shore of Lake Granbury. They are known for their history and historic preservation and pride themselves as the town “Where Texas History Lives”. Granbury was founded in the 1860s and most of the buildings in the Historic District were built in the late 1800s. Many have been restored and proudly display Historical Markers. Their Historic Town Square was the first in Texas to be listed on The National Register of Historic Places as a historic district. It features over 40 stores, 20 + numerous top-quality restaurants, numerous hotels, inns, and the Granbury Resort Conference Center overlooking the lake.


    Granbury has been named the Best Historic Small Town in the 2025 USA TODAY 10Best Readers’ Choice Awards. This marks Granbury’s fourth win in this national competition, having previously earned the top honor in 2019, 2020, and 2021.


    Some Recent Developments in the Area Include:

    March 2025: Construction began on a 47-acre mixed-use community and park with “significant” waterfront frontage on Highway 377 in Granbury. The development, called LakeView Landing, will feature both singlefamily (105 homes) and multifamily (289 units) residential components, retail and restaurant space, a hotel that will be operated under the SpringHill Suites by Marriott flag and a lakefront public park.


    March 2025: Granbury Regional Airport opens a 4,000-square-foot terminal and a new mile-long runway. Also under construction are the first of seven new hangars, the largest of which will be 27,000 square feet. When the two-phase, $60 million hangar project is complete within next five years, the Granbury Regional Airport will boast 31 new hangars spread across 32 acres. Granbury leaders estimate the airport contributes $18.5 million annually to the local economy. That includes things like tax revenue, job creation and visitor spending.
